How to calculate IPTU

On the city hall website there is a spreadsheet where you can enter all the information and give you a basis for the amounts charged.

The determination of value is the calculation of the land area, built area, age of the construction and market value of the property. The information must be the same as that stated in the Farm Secretariat.

Discount for IPTU 2021

The city of São Paulo released interest amnesty to the installments of IPTU 2021, unpaid installments due by April 30, 2021.

For the issuance of the 2nd life of the Interest-free and penalty-free IPTU, just access www.prefeitura.sp.gov.br/iptu2021 and fill in.

  • Taxpayer Number.
  • Portion to be printed (choose).
  • Exercise (the year).
  • Enter the image code and click generate 2nd copy.

This benefit granted by the City of São Paulo is valid until November 30, 2021.

Other discounts and IPTU exemption.

The discounts for IPTU which are most commonly released are payment in a single installment, the citizen who makes the payment within the due date and in a single payment, that is, the total amount, has a discount of 3%.

Some properties did not have an increase in the value of their IPTU in 2021, the City of São Paulo made the adjustment, canceling out the previous year's inflation.

Only properties that have undergone renovation, increasing the built area, or have suffered any implications for being subject to adjustments as a result of the Generic Plan of 2014 values, will have adjustments to the 2021 IPTU values.

If you are retired, pensioner, recipient of monthly income from INSS or receive the Continuous Payment Benefit and meet the following requirements:

  • Have only one property in the municipality.
  • Reside in the property.
  • It cannot exceed 3 minimum wages of monthly income for total exemption.
  • For IPTU exemption Partial monthly income must be between 3 and 5 minimum wages.
  • The property must be part of the applicant's assets.
  • And the market value of the property must be up to R$1,310,575.

A IPTU exemption it can reach 30 % when the applicant's gross income is greater than 4 and less than 5 minimum wages.

50% when the applicant's gross income is greater than 3 and less than 4 minimum wages.

It may reach 100% IPTU exemption when the applicant's gross income is up to 3 minimum wages.
